About the exposure ratings. The High / Med / Low badge is NIRAP's view of what leaving that control open exposes a brokerage to. Each rating assumes a typical brokerage, so treat one that does not fit yours as a starting point rather than a verdict.

High

The gap can produce a regulatory finding, a fair housing claim, client harm, or public damage to your reputation.

Medium

The gap can cost you money, time, or a client, and it makes a High gap more likely to go unnoticed.

Low

The gap creates little direct risk, but it lets practice drift so the same situation gets handled differently from one agent to the next.
